We Trace the Water, Not the Stain
Water rarely drops straight down. It runs along rafters and decking from where it enters to where it finally shows, so a ceiling stain in a hallway can come from a flashing corner ten feet up-slope. That’s why we start in the attic when we can get in, follow the staining uphill to the entry point, then confirm it on the roof. If the source isn’t obvious, we’ll run a controlled hose test rather than guess.
Everything goes into a photo report you can read on your phone before you decide anything. Each finding is labeled as repair now, keep an eye on it, or worth a conversation with your insurer. The report is yours whether or not you hire us. On the coast we also flag corroded flashing and fasteners that haven’t leaked yet, because they will.

How much does a roof repair cost in South Carolina?
Small repairs — a pipe boot, a resealed flashing, a handful of wind-lifted shingles — commonly land in the low hundreds to around a thousand dollars. Bigger repairs involving decking, a full valley rebuild or a chimney re-flash run higher. We give you a written price after the inspection, and when a repair starts approaching the cost of a replacement we say so.
Why does my coastal roof leak at the flashing when the shingles look fine?
Salt air. Standard galvanized flashing and fasteners near the water can rust through in a few years, long before the shingles wear out, so the leak is at the metal, not the roof surface. We replace corroded flashing with aluminum or coated steel and use corrosion-resistant fasteners so the repair lasts the life of the roof.
Can you match older shingles on a 1990s Columbia or Florence home?
Usually close enough that only you will know where the repair is. Colors change over the years and a repaired patch is always a little fresher than sun-faded shingles around it, but we carry the common architectural and 3-tab profiles and match the nearest color. On a very old roof we’ll show you the closest match before we start.
Should I repair hail damage myself with sealant?
No. Sealant over a bruised shingle doesn’t restore the mat, and it can complicate an insurance claim by hiding what the adjuster needs to see. If hail hit your neighborhood, get a free inspection first; if damage is documented, the repair or replacement is done properly and the paperwork supports your claim.
How long can an emergency tarp stay on?
A properly installed tarp will hold for weeks if it has to, but it’s a bridge to the repair, not a substitute for it. Wind works at the edges over time and UV breaks the material down. We schedule the permanent repair for the first workable dry window after the tarp goes on.
